rental process

Thank you for choosing us as your housing provider!

Please follow these instructions to secure your preferred rental unit.

NOTE: Benson Management assigns housing to the first applicant(s) that fully completes all of the below steps. Until fully complete, we reserve the right to rescind any housing offers.

  1. Find your desired unit on our Availability page. Available rental units will start posting between 9 and 10 a.m. on Sept. 26, 2023.
  2. If you are already familiar with your preferred rental unit, and/or you have sufficiently familiarized yourself with it via our online listing or YouTube Channel walkthrough video, you may choose to skip an in-person viewing appointment and proceed to step 4.
  3. If you want to view rental units in-person, please call our office at (608) 782-3776 to schedule. When scheduling, you may view up to three (3) available rental units. Keep in mind that we cannot schedule a showing sooner than 12 hours in advance because WI law requires us to notify tenants of entry at least 12 hours in advance. Do not submit rental unit applications until you are prepared to pay a security deposit and sign a lease for your preferred rental unit.
  4. If you have already sufficiently familiarized yourself with your preferred rental unit, submit a rental application online using your school email address (or non-student email address if you don't have one). From the available rental unit listing page, each tenant (including all roommates) must select the "Apply" button and fully complete the online application. An application fee applies to non-student applicants to cover the cost of a background / credit check. Please see our help document for additional details. Apply to only 1 rental unit. If we receive more than 1 rental application, we will delete applications for other units at our discretion and you may lose your place in line. If we determine your preferred rental unit is no longer available, we will contact you to determine your interest in similar units.
  5. Once Benson Management has received all rental applications and approved them, generally within 1 business day, we will charge applicants a hold/security deposit equal to one month’s rent, and email instructions to make payment electronically using the online tenant portal. Applicants will likely want to coordinate with any roommates to pay the hold/security deposit in full.
  6. Once the hold/security deposit payment has been received, we will email a lease to applicants for electronic signature, generally within 2-3 business days, allowing 48 hours to receive all applicant signatures.
  7. Once we have received all applicant signatures, we will countersign the lease, generally within 24 hours. This completes the process of securing your preferred rental unit.
